Schematic Design
Katz Design Group’s service during this phase is to coordinate the space needs of the client and prepare a detailed “program�? made up of information gathered from tenant interviews and walkthroughs.
Design Development
Three dimensional design concepts start developing. We will prepare elevations, 3d drawings of major design concepts and motifs. Finishes and materials will start to appear at meetings for review.
Construction Documents
We will prepare a set of working drawings suitable for competitive bidding by the General Contractor. These drawings will communicate the technical requirements of the various components of the project and may include the following:
- Furniture Plan to send out for bid to furniture dealers.
- Partition Plan to denote new wall types including those having acoustical treatment
- Electrical and Tel/Data Plan denoting location of special equipment, electric and telephone/data outlets
- Reflected Ceiling Plan to include a lighting design and specification including special fixtures and locations
- Finish Plan denoting locations to receive specified carpet, paint or special decorative finishes
- Elevations and Details
- Door and Hardware schedule incorporating standard and or special hardware needs.
Contractor Bid Phase
The Project Team will identify General Contractors and/or construction managers. At the completion of the contract document phase, our architect will issue all required drawings to the General Contractors for pricing.
Construction Administration (CA)
The purpose is to review construction progress and to verify that the project is being constructed as per the Contract Documents and to respond to any client questions or concerns.

- Input existing office and office furniture space into Cad system
- Specify furniture in partnership with Furniture Dealer
- Coordinate and/or hire Art, Signage, and Graphic Design consultants
- Provide As-built drawings to landlords
